Update on the pickleball facility conversion from Pick n Save food and grocery.
It is open and as of November 24th midday most of the courts were full and people playing pickleball matches.

The Brookfield sports complex which is mainly focused on soccer, has outdoor soccer fields and indoor soccer fields, the indoor soccer facility has a “ wow “ fact. The facility has upper and lower levels there is an upper balcony where people can watch, … they can sit down at tables and eat from an Irish pub, with french fries, they might have hamburgers, they’ve got beer, chips, and other refreshments, .. and sometimes people that were playing soccer, …. and they’re taking a break from their games, …. they can watch some of the other people playing from the upper balcony. When looking down at the other soccer fields it’ has a very professional sports feel and atmosphere, and the fields have AstroTurf and lighting that makes it look special.
Pettit Ice Arena
Another Sports facility that would be a comparable is the pettit center which is a professional ice skating and speed skating training facility one of its more famous and popular qualities is that it’s the United States Olympic one of their training facilities. The design of that building is not exactly a quote wow factor it’s there are some features that are special although when going into that facility it is similar to going into other ice rinks and ice skating facilities it’s kind of got dim lighting etc
Ace Pickleball Club
And this blog articles feature update is the Ace pickleball club that was a Pick and Save grocery and food store, … that was converted into a sports and gymnasium type business.
The ace pickleball club has similar features comparable to the soccer facility that has a energetic exciting feel and an open area concept, … with bright lighting and bright colors on the walls. As of November 24th when I visited midday, … most all of the courts had people playing pickleball matches and it seemed to be an exciting place.
I talked to the general manager about the facility and he gave me some good information about memberships, information, and introductory training classes. The memberships are a little expensive for example 12 months of the midday only is approximately $500 per year and for unlimited it is just over $1,000 for 12 months, … they had monthly plans also available for
approximately $109 per month.
The general manager also said that they had been open since September, .. and that now in November he’s he has seen the memberships and people and use of the pickleball courts increasing with more activity.

The timing Of the demand Or forecasted demand of the Senior Living Construction projects Can be seen in the two different examples. Oops talking about homeowners association condo fees
Some people don’t really like talking about those fees and extra $350 a month just to live in the neighborhood or have a condo in the building, …. other people say, oh we love those fees those really help us
Some of the topics about homeowners association fees, condo fees, and extra fees that people have to pay, … are what is included. What’s included with the extra homeowner’s fees … many times that includes facilities, such as a clubhouse, salons, swimming pools, Landscaping, Maintenance, possibly neighborhood security, … those are some of the benefits that might be included with condo fees and homeowners association fees.
Another topic is disclosure, when is the fees disclosed to the person that’s buying or interested in buying the Condo or Home. Sometimes the agents or sellers or owners,… they conveniently don’t tell the interested buyers about the condo fees or extra fees until after the sale, … other times people are upfront about it and they say … you know there’s extra fees for the club, … although they might tell the interested buyers that their perspective is … “it’s definitely worth it to pay an extra $250 to $300 to have access to the club that has several swimming pools restaurants and social events throughout the year.”
Association governance is another topic as far as who gets to decide and sit as a chairman or on the board of directors, sometimes the association allows for local residents to be part of the decision making, other times remote investors are in charge of the board of directors and they decide when and where the fees are increased or decreased.
So condo fees and homeowners association fees can be a positive or a negative, and from my perspective it’s best to disclose those up front and be open about what’s included and how they
can be changed if needed.

Lake Land
Lake Property, lake parks, lake houses and homes,….
Lake property and houses is a popular topic for real estate and buying a house, … For example, I’m looking at a lake with a lot of trees and there are zero houses built on it, … and it’s a really good thing, because this is a park. Some people, they live on the lake, and they have lakefront property and they have to keep up with the grass and all the other parts of having a house on the lake.
There are other neighborhoods that have a perk type setting with a pond or small Lake and they don’t build on it, …. but they have a preserved area where they use it as a recreation Lake, for boating, family fun, … and it’s part of the neighborhood and they all usually help keep it up to clean standards and other nice features for a neighborhood Lake Park.
Some of the larger Lake property in this area are Lake Geneva Wisconsin, and some of the other lakes in the southeastern Wisconsin area, including lakefront property on Lake Michigan.

Homes, Buildings, Works of Art
Selling these masterpieces and hard work of excellent labor and skill and coordination of contractors, tools , resources, wood, concrete, and plumbing pipes, ..it takes a village to sell one of these houses.
In my experience as a salesperson when showing open houses and working hard to sell a house , sometimes mini miracles happen, … for example, dolphins swimming in the water in the backyard of the house in the canal, beautiful birds flying over the roof as your walking up to the house, lovely neighbors stopping by and offering all kinds of wonderful help.
That’s what it’s like when you got a stadium full of people on your side cheering and hoping for another sale in the real estate industry.
It’s so much more wonderful to collect property taxes on improved property as opposed to vacant land or farmland.
With the increases in costs and replacement costs to replace a house or rebuild a house there’s no telling how high the prices of existing real estate could go.

Buying a house as an investment or buying a house in the year 2025, over the past 20 years the prices have doubled or tripled that’s approximately 200% to 300% increase for new residential neighborhood homes.
Years before for example the 1960s to 1990s the average real estate VALUE appreciation was 2% or possibly 4% increase per year.
Therefore in the past 20 years from 2005 to 2025 the average appreciation would have been approximately 40% to 80% increase in price or value, ….In 2025, the actual PRICE and Cost Of Goods increase has been 200% to 300% compared to the past 20 years, mainly 10 to 5 years….. building new is therefore one of the reasons or factors that contribute to the appreciation in Values.
Moving to WI, moving out of WI
Comparing residential neighborhoods and streets from 1960s “ new development”, and the new social standards for example, wide city streets with trees and sidewalks; to the 2020s “new development” with new size and quality standards, for example, higher pitch roofs and more square footage.
Other States
Some of the similar Midwest states surrounding Wisconsin are Minnesota, Ohio, Illinois, Michigan, that have similar City and Suburban neighborhoods and homes, some of the different states are Southwest east coast and Mountain states.
Some of the differences in the southwest, east coast, or Mountain States, could be heat, water, and grades, for example, steep hills that would affect the construction and building materials and neighborhoods in those States.

Decision makers for hiring contractors
Decision makers can be parents,decision makers can be governors, State representatives, bosses, managers, CEOs, Etc in addition to school superintendents.
When school districts have several buildings and different levels of students, cafeteria needs, new science buildings,.. people vote and approve purchase of bonds and debt securities to fund new construction and renovations for the buildings and needs of the school district students parents and Community citizens.
After they get the funding and money then who hires the contractors?
Usually that would be the school superintendent administrators Etc sometimes they might vote on it.
Other basic concepts of real estate development include
Construction loans, construction funding, Banks, commercial real estate account,.. these administrators usually release the funding and money for the construction projects in phases.
Phase one of the project might include the clearing of the land and utility installations….
Phase 2 might include beginning of building and foundational projects
Phase 3 might include Construction of the actual buildings and Landscaping.
Phase 4 might include further development for buyers in the aftermarket and post construction phase.
Presentations
Presentations for funding and Financial access could include presenting a vote to the public, these presentations are sometimes honest and straightforward and easy to understand, other times these presentations can be presented as something that they’re not.
Recently the local community in this area had a request from the school district to help their cafeteria needs and other Renovations for older buildings that needed to be updated to current standards.
When the citizens of the community approved the vote and request from the school district then the bonds and debt Securities were secured from The Exchange and the citizens had an increase in their taxes.
The school district ended up with access to more than $25million for the projects and Future funds every year.
Weather
Warmer weather sunshine is obviously easier to work outside in and do real estate development.
In the 2,020s construction usually continues through the winter as opposed to the past years when construction industry would take a break during the colder months.
What was accomplished during the cold season, January February,….
I observed a couple townhouses completed, and business as usual in the construction industry.
Some things that make it possible arethe prefab and Factory preparation of certain materials before they are delivered to the project and Home Building site.
Weather sensitive materials can be prepared indoors in a factory during months that it would be too cold to do that outside.
Demolished large building in shopping mall
There was a large building originally used as a “Fresh Market” and grocery store, and later that building used as alternative college and school.
Now as of last week at the beginning of March 2025, there was a large pile of r u b b l e concrete that used to be the building of that Fresh Market grocery store.
I was at the Grand Opening of that Fresh Market grocery store and it was a very exciting time for the owners, it was an independent project and business.

Developing in a Built Out Area
Is it possible to be a real estate developer in a place where there is no land left to develop, there’s many buildings, many tall Condominiums, many businesses, and it appears that it’s built out??
Oh, that’s called a real estate Redeveloper.
Being creative in a market that seems to be built out could include: rehabbing, renovations, installing new drywall, new vanities, new roofs, new siding, new windows and doors,…..
Tax Startegies
Other ideas for Real Estate developers that are working in a market that seems to be built out could include: tax incentive projects, and other programs that are meant to help people save on their taxes, or develop areas that the community would like to improve.

How do you like the Format
Residential
New residential houses also known as homes for sale home shopping looking for a new house upgrading finding a new neighborhood. For sale is it for sale by Builder or realtor is it for sale by a broker realtor or is it for sale by a physical by owner. In the past couple years 2 3 4 5 years there are many new neighborhoods in this area that have been developed built constructed there are model homes available there are other homes that are built and those are available also and they could be listed for sale by the actual builder that built the built the house and has it for sale with their Realty Company or it might be listed for sale with an independent real estate broker and recently I went out looking around and there’s quite a few homes that are available right now probably 90% built ready to move in.
New neighborhoods. Short-term long-term in the past 5 to 10 years that would be considered a new neighborhood if a neighborhood was built in the past 10 to 20 years that could possibly can be considered a new neighborhood if a neighborhood was built in the 1970s or 1980s that’s like 40 or 50 years ago that would likely be considered a long-term neighborhood the modern neighborhoods and the modern sizes and prices are supersized compared to the neighborhoods from the 1970s 1980s even some of the neighborhoods in the 1990s the sizes of the houses are almost twice as big and they’re almost twice as much as far as price if you’re going to go and buy a house and say how much is this house the price in the 1970s 1980s the average price was possibly $250,000 for an average house now in the year 2025 the price of an average house is most likely 400 450,500,000 and the square footage is almost twice as big it’s the average square feet is 3000 square feet 3,200 square feet or more there’s many many houses that are 4,000 ft or larger and for for a house that’s 4,000 square feet in the 1970s 1980s that would be considered like really nice house way above average yeah that’s one of the you know statuses of today’s real estate market what’s been going on in the past short-term. And Scouting Around if people are looking to upgrade and if they’re not ready to get into a 55 plus senior community there’s many of those going out also large large complexes of they used to call them
Condominiums but they’re not Condominiums anymore they’re they’re senior complexes with restaurants swimming pools usually they have about 70 to 80 different condominium units in the complex and they’re all connected in one big building and those are kind of popping up all over the place if people aren’t ready to get into one of those they could upgrade from a smaller starter family house to a like I said kind of an average to Upper average house and there’s many of those for sale I went Scouting Around they appear to be like a three bedroom two baths homes average price is most likely 350 to 400,000 I think the year built would be considered 2024 or they might be considered year built 2025 and for some people they say well now is the time to buy you know the prices are only going up and if you look at the history of real estate market real estate prices most of the time the prices do go up for the past over the past 50 years most of the time real estate prices and values go up so for people looking to buy a house in one of these newer neighborhoods there are houses available some of the neighborhoods are built out they don’t have any Model Homes left there’s no Lots left there’s nothing else to buy the neighborhoods are full and then there’s other neighborhoods like I said I went Scouting Around And there are houses available and they have signs for sale and they can contact the real estate broker or the real estate Builder.

Commercial real estate restaurants.
There have been restaurants that have been around for 20 years more than 20 years and people have been saying oh I used to eat at that restaurant and some other owner came and bought the restaurant but it was still there and now one example the restaurants gone they either sold the restaurant or the owner came into a lot of money or something and they tore the restaurant down there’s no building there that used to be there and now there’s a new development in the place of where that used to be there’s large multi-family and multi commercial complex of buildings and what that means is there’s several different residential that would be multi-family residential condominiums or apartments and also in the same area there’s many commercial that means businesses where a business can rent and operate their business there in the same area as the apartment complex and one of those and in addition to that there’s a hotel that’s also part of that multi-family multi commercial complex. The year built for that development is most likely 2024 I went to the hotel talked to the hotel general manager and he said oh we’re going to have a grand opening either tomorrow or very soon and that was in 2024 so these are very new developments where people can purchase an apartment or a condominium and you know purchase it at the introductory price.
